Selling your property

How we sell your property

A successful property sale is not one single event. It is a managed process that starts with understanding your property and what you want to achieve, then brings together the right strategy, presentation, marketing, buyer management and negotiation.

Before going to market

Start with the property, the market and your objectives.

Before recommending how to sell your property, we take the time to understand what is being sold, where it sits in the current market and what matters most to you. The strategy should fit the property and the circumstances — not the other way around.
01

Understand your property and objectives

We look at the property itself, its strengths, limitations and likely buyer market, while also understanding your priorities around price, timing, certainty, settlement and what needs to happen next.
02

Agree the strategy and method of sale

We discuss the appraisal evidence, current competition and the available methods of sale, then recommend an approach we believe best suits the property and market. The final decisions about how your property is offered for sale remain yours.
Taking your property to market

Present it well. Put it in front of the right buyers.

Once the strategy is agreed, the focus shifts to preparing the property and creating a campaign that presents it clearly, consistently and to the people most likely to be interested.
03

Prepare and launch the marketing

We coordinate the material needed to take your property to market, including professional photography and the appropriate online, social, signage and property-information channels. The campaign is built around the property rather than using your advertising primarily to promote our agency.
04

Manage enquiries, viewings and feedback

We handle buyer enquiries, organise and conduct viewings and open homes where appropriate, follow up interested parties and keep you informed about activity and feedback. We also make our listings available for conjunction with other agencies from the outset so genuine buyers are not unnecessarily excluded.
From interest to settlement

Strong representation matters most when decisions need to be made.

Generating interest is only part of the job. Once buyers begin making decisions, experience, communication and negotiation become particularly important.
05

Negotiate offers and conditions

We work through offers with you, explain the terms and conditions, communicate with purchasers and their representatives and negotiate in accordance with your instructions. Our role is to give you the information and advice needed to make informed decisions while representing your interests throughout the negotiation.
06

Coordinate through to settlement

An accepted agreement is not always the end of the work. We stay involved while conditions are worked through, communicate with the parties and their advisers where appropriate and help keep the transaction moving toward settlement.
